While carrying out the Landlord Certificate CP12, I can service the boiler for an extra £10. Your boiler will be anylised and tested to make sure it's safe, burning efficiently, pressures checked and filters cleaned, including the magnetic filter. If the the manufacturers instructions are on site, the warranty paperwork will be stamped and signed.
You are a Landlord if you rent out a property, student accommodation or holiday home also if you have a lodger. It is a criminal offence to not have a CP12 and fines are very high. Without a valid Landlord Certificate CP12 in place insurance on the propery is invalid and you cannot evict a tenant.
